A 40,000 square foot, two story brick building was occupied by a t-shirt printing business paying $0.20 per square foot when the developer entity purchased it. Although entitlements were secured to build a 17 story glass tower, and financing was in place, the team decided to retain the existing building, clean it up and celebrate its history and originality. A program was invented to convert the structure into a unique blend of ground floor commercial and second floor day-lofts which could be used by local artists or small startup enterprises. The bow-truss structure was brought up to current code.

An abandoned railroad spur on the perimeter of the building was landscaped, and original brick pavers laid to create an inviting urban park. Outdoor tables and benches were constructed from the salvaged remains of the large iron water tanks which had been part of the neighboring Biscuit Company Lofts site. The exterior was sandblasted to expose the original brick work, and custom lighting added.

Currently the site is undergoing a structural upgrade and general renovation. Completion is forecasted for Early 2022. CBRE is the leasing partner.
